A splendid property set in typical Sardinian vegetation, with a breathtaking view of the sea which you will definitely fall in love with; this is Villa Smeralda. This recently renovated villa is located in the well-known resort of Porto Rotondo on the Costa Smeralda and one of its strong points is its panoramic position although only 1 km from the centre of Porto Rotondo. The property consists of three buildings, a main house and two annexes, all set in a splendid park of Mediterranean scrubland. The main villa, facing out onto the beautiful covered veranda overlooking the Gulf of Porto Rotondo, takes you directly to the swimming pool in a seemingly natural continuation of the veranda itself. The rooms are characterised by modern design, high quality finishes and large windows that let in lots of natural light as well as showing off the panorama which can be enjoyed mostly from the living room and from the master bedroom, through the French windows. Within the property is also a convenient parking area with a flight of steps leading directly to the villa entrance.

Interior:
The property consists of a main building and two annexes. MAIN VILLA: single floor. You can enter either via the French windows from the veranda to the living room or via a door directly into the kitchen. The house consists of a living room with large windows facing the sea, a convenient fully-equipped kitchen and two bedrooms reached down a few steps. The main bedroom is a double (kingsize bed) with walk-in closet and en-suite bathroom with tub and shower. The second bedroom is also a double with en-suite bathroom with shower. From the living room, large French windows lead out to the large veranda facing the sea and in front of the the pool. With the French windows open you get the impression that the living room continues on outside. ANNEX 1: Located about 10 m from the main villa, it consists of two double bedrooms (queensize beds) with en-suite bathroom with shower. They both have independent access and are reached from the veranda down a stone staircase, flanking the swimming pool. ANNEX 2: About 20 m from the main villa, it is on a higher level. It consists of a double bedroom (queensize bed)) with en-suite bathroom with shower. This annex is reached up a stone staircase at the back of the villa.

Park:
The fenced-in park measures about 2.500 sq m and extends over several levels. It is characterized by the classic landscape of Mediterranean scrubland and by the presence, unique in its kind, of a rocky part composed of the renowned granite rocks typical of Sardinia. The large veranda overlooking the sea, accessible from the living room, is certainly one of the strong points of this property; built in a modern style, it is furnished with design furniture dividing it into outdoor dining and living areas, ideal for relaxing both during the day and in the evening while enjoying the unique panorama.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The irregularly shaped pool lies in a panoramic position next to the large veranda of which it represents a natural extension. The pool measures approximately 70 sq m with a constant depth of 1.40 m. Reached down two steps directly from the veranda, it is lined in sand-coloured PVC and has chlorine purification. From here, too, you have a wonderful view of the sea. The sunbathing area that stretches between the veranda and the back part in lawn is equipped with sunbeds and little tables and there is a cold-water shower. The pool is available from the last Saturday of April to the first Saturday of October.
